Studio rental agreement
This is the agreement you accept at checkout. It exists so everyone knows where they stand before a single light goes up.
1. The agreement
This Studio Rental Agreement is made between Leitner Studios ("Studio") and the person or entity making the reservation ("Renter") for the space, date and hours confirmed in the booking. Accepting this agreement electronically at checkout has the same effect as signing it.
2. Renter responsibility
The Renter is responsible for the conduct of everyone they bring into the building and the studio, including crew, talent, clients, vendors, assistants and guests and for ensuring each of them follows this agreement, the house rules and the building rules.
The Renter must be present, or must name a responsible representative present, for the whole booking.
3. Permitted use
The studio is rented for photography, film, video, content, casting, meetings, workshops and, where the studio listing allows it, private events and activations.
Any use not described in the booking requires written approval in advance. Unauthorized events, ticketed gatherings, subletting and reselling of the booking are not permitted.
4. Time, setup and overtime
Load-in, set-up, breakdown and load-out all happen inside the reserved hours. Access begins at the start time and the space must be clear at the end time.
Time beyond the reservation is billed in full hours at the studio's overtime rate and is subject to availability. Repeated late departures may result in a booking being declined in future.
5. Occupancy, minors and animals
Maximum occupancy is the guest count shown for the studio and may not be exceeded. Minors must be supervised by a parent, guardian or authorized adult at all times. Animals are permitted only with prior written approval and remain the Renter's responsibility.
6. Prohibited activity
No smoking or vaping, no open flame, candles, pyrotechnics, smoke or haze without prior written approval, no confetti or glitter, no weapons (including prop weapons) without prior written approval, no hazardous or flammable materials, no illegal activity and no adult content.
Nothing may be painted, drilled, taped or fixed to walls, floors, windows, the cyc wall or the ceiling without prior written approval. Building fire, safety and rigging rules apply at all times.
7. Noise and the building
Music and production noise must stay at a level that respects other tenants. Common areas, elevators, loading areas and neighbouring suites must be kept clear and undamaged. Building management rules form part of this agreement.
8. Alcohol
Alcohol may only be served with prior written approval and must comply with California law, including all rules concerning service to minors. No sale of alcohol is permitted. The Renter is responsible for the conduct of their guests.
9. Equipment and furniture
Studio furniture, backdrops, stands, lighting and other equipment are provided as part of the space and are used at the Renter's own risk. Equipment must be used as intended, by people competent to use it and returned to its original position.
Third-party vendors and rented equipment brought into the studio remain the Renter's responsibility, including their conduct, insurance and removal.
10. Cleaning, damage and loss
Normal use is expected and normal cleaning is included. We do not add arbitrary cleaning charges.
The Renter remains financially responsible for actual damage, missing or broken equipment, extraordinary cleaning, excessive mess, unauthorized modifications, cyc wall damage requiring repair or repainting, overtime and any other cost caused by a breach of this agreement. Such costs are charged at their actual documented amount.
11. Payment and cancellation
The total shown at checkout is payable through our payment provider before the booking is confirmed. Cancellation and rescheduling follow the published Cancellation Policy, which forms part of this agreement.
12. Insurance and certificates
For commercial productions, events and activations, Leitner Studios may require a certificate of insurance naming Leitner Studios as additional insured, provided before the booking date. We will tell you before your booking if a certificate is required.
13. Personal property and assumption of risk
Leitner Studios is not responsible for personal property brought into the studio or the building, including equipment, wardrobe and valuables. The Renter and their party use the studio, its equipment and the building at their own risk and accept the ordinary risks of production work.
14. Indemnification
To the fullest extent permitted by applicable law, the Renter agrees to indemnify and hold harmless Leitner Studios, its owners, employees and the building owner from claims, damages, losses and expenses arising from the Renter's booking, use of the studio, or the acts or omissions of the Renter's party.
15. Limitation of liability
To the fullest extent permitted by applicable law, Leitner Studios' total liability in connection with a booking is limited to the amount paid for that booking and Leitner Studios is not liable for lost profits, lost production time or other indirect loss. Nothing here limits liability that cannot lawfully be limited under California law.
16. Force majeure
Neither party is liable for failure to perform caused by events beyond reasonable control, including fire, flood, earthquake, power failure, building closure, government order or public emergency. Where a booking cannot go ahead for such a reason, we will reschedule it or refund it.
17. Security systems
Cameras may operate in building common areas and entrances for security purposes. We do not record inside the studios during bookings.
18. General
This agreement is governed by California law, with venue in Los Angeles County to the extent permitted by law. If a provision is found unenforceable, the remainder stays in effect. This agreement, the Terms & Conditions, the Cancellation Policy and the house rules together form the full agreement for your booking.
